Revenue management software for independent UK hotels

Revenue management software tells you what to charge for each room on each night, and why. RatePulse is built for independent hotels and small groups in the UK and Ireland that have no revenue manager: it gives you a recommended rate for every night with the reason in plain words, alongside your competitors, demand, local events, parity across your channels and your reviews, so the owner can make the call in minutes.

What does revenue management mean when you have no revenue manager?

In a chain, someone’s whole job is to watch demand, read the market and move prices. In a 24-room hotel, that person is you, between the breakfast service and the laundry delivery. Revenue management still matters as much: a summer Saturday sold at £165 instead of £140 is £600 across a full house, and a quiet Tuesday priced too high is rooms that stay empty.

What you need is not a dashboard of forty charts. It is a short answer to the question you ask every evening: what should tonight, and the next few weeks, be worth? Our guide on how to price hotel rooms explains the thinking, and the glossary sets out what a revenue management system usually covers.

What does RatePulse give you?

  • Recommended rates, with the reason in words. For each night, a suggested price and a sentence explaining it: the market is filling, an event is on, you are already well placed, or the night is soft and worth protecting.
  • Your competitors’ rates and availability. The hotels you compete with, side by side for the nights ahead, and where your price sits among them. The rate shopper page describes this part on its own.
  • Demand and occupancy signals. How quickly nights are filling, in your town and, with a supported PMS connected, in your own hotel, and alerts when a night picks up faster or slower than usual.
  • The events that move your town. Concerts, football, festivals, conferences and bank holidays, placed on the nights they affect.
  • Rate parity across your channels. Whether your own website is cheaper or dearer than Booking.com, Expedia and the other channels you sell on, night by night. The glossary explains rate parity if the term is new.
  • Reviews in one place, with replies drafted for you to edit and approve.
  • Operations. Housekeeping, rooms, staff and the day’s arrivals, on the same account as your pricing.
  • Pulse, the AI assistant. Ask it in plain English, by typing or speaking, and it answers from your own numbers: “how did August compare with last year?”, “which weekends in November look soft?”. It drafts emails and replies, and it acts only when you confirm.

Does it work without a PMS?

Yes. From the day you sign up, RatePulse reads your market and gives you recommendations without any connection to your own systems. Connect a supported PMS on Pro or above and it adds what only your own bookings can tell it: how full each night really is, how fast it is filling compared with last year, and what you actually sold. The advice gets sharper; nothing changes in how you use it.

On the 24-room hotel we use as our example, with 68% occupancy across the year and around 40% of bookings through OTAs, that difference shows up most on the nights that matter: knowing you have six rooms left on a Saturday, rather than guessing, is what makes a confident price rise possible. The RevPAR calculator shows what a few pounds on those nights does to the month.

What about groups of hotels?

Enterprise is the plan for more than one property. One login sees every hotel, each with its own market and its own recommendations, and each property is billed on its own. That makes it straightforward to add a hotel when you buy one, or let one go when you sell, and for each property to pay its own invoice if that is how your group is set up.

What does it cost?

A new hotel starts with a 14-day trial of Pro+, with no card asked for. Then there are four plans, paid monthly, or yearly with one month free:

  • Basic · £99.99 a month
  • Pro · £159.00 a month
  • Pro+ · £259.00 a month
  • Enterprise · £499.00 a month

Basic is the rate shopper: competitors, your position and reviews. Pro adds trends, events, a connection to a supported PMS and unlimited use of Pulse. Pro+ adds rate parity across your channels and the full set of operations tools. Enterprise covers groups, with each property billed separately. For a side-by-side view against other tools, see our comparison of rate shopping tools for small UK hotels.

Who is it not for?

  • Hotel chains, which usually need central control across dozens of brands and a contract to match.
  • Hotels of 200 rooms or more, where group sales, meeting space and complex rate structures call for a different kind of system.
  • Teams that want a full RMS run by a revenue manager, with forecasting models they tune themselves and prices pushed to every channel automatically. RatePulse recommends; a person decides.

It is also not a channel manager, a PMS or a booking engine. It sits beside the ones you already use.

Frequently asked questions

What is revenue management software?

Software that helps you sell each room at the right price on each night, using what the market, demand and your own bookings are telling you. For a small hotel it replaces a revenue manager’s judgement with a clear recommendation you can accept or ignore.

Do I need a PMS to use RatePulse?

No. RatePulse works without one, from your market alone, with nothing to install. Connecting a supported PMS on Pro or above adds your own bookings and occupancy, which makes each recommendation sharper.

Will RatePulse change my rates automatically?

No. It recommends a rate for each night and explains why. You change the price wherever you normally do. Pulse, the AI assistant, only acts when you confirm, and never on prices you have not agreed.

How is Enterprise billed for a group?

Enterprise is the plan for more than one property. Each property is billed on its own.

Is RatePulse available outside the UK?

RatePulse serves independent hotels in the UK and Ireland, each in its own currency and with its own country’s bank holidays.

Is there a free trial?

Yes. A new hotel starts on a 14-day trial of Pro+, with no card asked for.
